Genuine independence matters

In the Irish property market, buyers are often the only party in a transaction without professional representation. The estate agent acts for the vendor. The auctioneer acts for the vendor. The vendor's solicitor acts for the vendor.

We act for you. We have no referral relationship with any estate agent or auctioneer in Ireland. We do not receive introductions from agents and we do not refer buyers to agents. Our fee is paid by the buyer and our report is written for the buyer.

This structure matters because it removes any incentive — however subtle — to minimise findings or soften language to preserve a commercial relationship.

What our surveyors actually do on site

A GlobalForumium inspection is a methodical, room-by-room and element-by-element assessment of the property's physical condition. Our surveyors work through a structured checklist that covers every accessible area of the building.

We use moisture meters, binoculars for roof inspection, and photographic equipment as standard. Where access is available, we enter the attic space. We check under sinks, behind panels and in areas that a viewing appointment would not typically cover.

The inspection takes between two and four hours depending on property size, age and complexity. We do not rush.

What we commit to on every inspection

Systematic coverage

We follow the same structured checklist on every inspection — roof, external envelope, windows, internal structure, services, attic, outbuildings. Nothing is skipped because it looks clean at a glance.

Honest grading

Findings are graded by severity. We do not use vague language like "monitor this" without explaining what monitoring means and what threshold should prompt action.

Photographic record

Every significant defect is photographed. The report is not a wall of text — it is a document you can hand to a contractor and ask for a quotation without further explanation.

Clear referral language

When a finding is beyond the scope of a visual survey — suspected structural movement, for example — we say so plainly and explain what specialist assessment is appropriate.

No property valuation

We do not value properties. Valuation requires a different qualification and a different scope of work. Our focus is condition — what is wrong, how serious, and what it means for you as a buyer.

Timely delivery

We understand that property purchases move quickly. We aim to deliver the completed report within 48 hours of the inspection, and we will confirm the specific timeline when you book.

What falls outside our inspection scope

Being clear about scope is part of honesty. These areas are outside a standard pre-purchase building survey:

Property valuation or market appraisal
BER (Building Energy Rating) assessment
Drainage CCTV surveys (we note visible concerns and recommend separately)
Invasive investigation (opening walls, lifting floors)
Legal or planning searches (your solicitor handles these)
Specialist structural engineering reports
Asbestos testing or environmental surveys
Furniture, fittings or contents assessment

Where we identify something that warrants specialist investigation, we will say so clearly in the report and explain why.
