Contact us with the property details

Get in touch by phone or email with the property address, the approximate age of the building and your preferred inspection dates. We will confirm surveyor availability for your area and provide full details of what the inspection covers.

At this stage, you do not need to have had an offer accepted — some buyers commission an inspection before making a formal offer, particularly on older properties where condition is uncertain.

We coordinate access with the estate agent

Once you confirm the booking, we contact the estate agent directly to arrange access to the property. You do not need to be present at the inspection, though you are welcome to attend.

We handle the logistics of access so that you do not have to negotiate inspection time through the selling agent yourself. We aim to complete the inspection within a timeframe that fits your purchase timeline.

The inspection takes place

Our surveyor attends the property and conducts a systematic inspection covering all accessible areas. This typically takes between two and four hours. We work through the property methodically — roof, external envelope, windows, internal rooms, attic, services and outbuildings.

We use moisture meters, photographic equipment and binoculars for elevated areas. We document every significant finding as we go, with photographs taken in context.

You receive your graded report

Within 48 hours of the inspection (we will confirm the specific timeline at booking), you receive your completed report. This is a structured document covering every element inspected, with each finding graded by severity and accompanied by photographs.

The report is yours to use however you need — to renegotiate the purchase price, to request remediation works, to inform your solicitor, or simply to understand what you are buying.

Questions buyers ask before booking

When in the buying process should I book?

Most buyers commission an inspection after having an offer accepted, before contracts are signed. This gives you the most leverage — you can renegotiate based on the report findings before you are legally committed. Some buyers inspect before making an offer on properties where condition is a significant unknown.

Do I need to be present during the inspection?

You do not need to attend, though you are welcome to. Some buyers find it useful to walk through with the surveyor at the end of the inspection for a verbal summary before the written report is delivered. Let us know your preference when booking.

Will the estate agent know I've commissioned an inspection?

Yes — we need to arrange access through the estate agent. We present ourselves as independent surveyors acting on behalf of the buyer. This is a routine part of the purchase process and agents are accustomed to facilitating inspections.

What if the property has already had a survey done by the bank?

A mortgage valuation conducted by a bank or lender is not a building survey. It is a brief assessment for lending purposes — not a condition report. It does not cover the elements we inspect and is written for the lender, not for you. The two reports serve entirely different purposes.

Does the inspection cover new builds?

Our service is designed specifically for second-hand homes. New builds involve a different inspection scope — snagging lists, compliance with planning permissions, and developer warranties. We focus on existing housing stock where condition assessment is the primary concern.

What happens if the report finds serious problems?

That is precisely what the report is for. Documented findings give you a factual basis to renegotiate the agreed price, to request that specific works are completed before closing, or to withdraw from the purchase if the issues are too significant. The decision is always yours — the report gives you information to make it on.
